Neighbourhood Plan Online

(1) Land to the west of Buckleigh Road, extending to about 30 hectares and as defined on Policies Map 8A, will be comprehensively planned to deliver a sustainable, high quality mixed use development that includes:

(a) approximately 740 dwellings, providing a mix of housing type and size to reflect local need, including those of the area’s elderly population and affordable housing; and

(b) a local centre, including facilities to accommodate community and retail uses.

(2) The site will be developed in accordance with the following site specific development principles:

(a) integrated pedestrian, cycle and public transport networks that provide connections to neighbouring residential areas;

(b) graduation of development from the north to the southern and western elements of the site providing for a diminishing density of development to achieve an appropriate relationship between the development and the countryside beyond;

(c) enhanced landscaping around boundaries with existing residential development;

(d) enhanced on site management of surface water and drainage so as not to increase flood risk on the site and beyond, including as necessary contributions to secure improvements to the Kenwith Flood Risk Defence Scheme;

(e) a dual access from Buckleigh Road providing a linked route through the site;

(f) retained Public Right of Way across the southern section of the site; and

(g) highway improvements to Buckleigh Road and contributed improvements to the Silford Cross junction and the junction of Buckleigh Road and A39.
