(1) Land off The Glebe, as identified on Policies Map 11, is proposed for approximately 25 dwellings, the size and tenure of which will be reflective of local needs.

(2) The site will be developed in accordance with the following site specific development principles:

(a) vehicular access via The Glebe, with additional pedestrian access to the public rights of way network via Old Rectory Lane;

(b) protection of the trees on and bordering the site together with additional planting on the southern edge as an extension to the millennium green and community woodland;

(c) safeguarding the dark night skies over Exmoor National Park; and

(d) enhanced landscaping along the northern and eastern boundaries.
