Neighbourhood Plan Online

(1) A site of about 7.3 hectares at Hatchmoor Common Lane, as defined on Policies Map 5, is allocated for residential and educational development that includes:

(a) about 140 dwellings, the type, size and tenure of which will be reflective of local needs; and

(b) provision for a 210 place primary school with early years provision and a children’s centre delivery base.

(2) The site will be developed in accordance with the following site specific development principles:

(a) highway access to be achieved through the formation of new junction(s) onto Hatchmoor Common Lane and the provision of off-site highway improvements as necessitated by development;

(b) areas of green infrastructure providing opportunities for biodiversity enhancement and informal recreation, including strong boundary treatment adjoining established and planned employment uses;

(c) enhance and make connections to the existing network of local and strategic green infrastructure through and around the site including the provision of new footpaths, cycleways, public open spaces, wildlife corridors, formal and informal sport and recreation facilities; and

(d) facilitate connections for motor vehicles, cycles and pedestrians between the proposed development, the town centre and key employment areas including increased opportunities for public transport links and sustainable travel choices within and around Great Torrington to reduce reliance on the private motor car.
